What the Home Renovation Savings program pays for windows and doors in Vaughan

We re-read the program's page and its eligibility requirements on October 3, 2026. Windows and doors are paid only inside the assessment stream, so every amount here comes with an assessment and at least two upgrades.

Why this page starts with a warning

Of Vaughan's 103,910 households, 86% own and 81% live in an eligible house type, but only 4,890 are owner-occupied detached houses built before 1981. Roughly 20% of households live in homes built since 2011. The program requires replacing windows that are not ENERGY STAR certified, so owners of newer homes often have nothing to replace for the rebate.

Where windows may still make sense

Homes from the 1980s and 1990s may have windows that are decades old. Check the manufacturer label. If your windows are already ENERGY STAR certified but have failed seals, fogging or drafts, replacement may still be worthwhile for comfort, though the rebate will not apply to windows that were already certified.

Rebates that may matter more here

With a young stock and a low major-repairs rate (2.5%), insulation and heating are the more common upgrades. The assessment stream pays up to $1,500 for an attic and $500 for a heat pump water heater, and the single-upgrade stream pays up to $7,500 for a cold-climate heat pump. Use the window rebate only if the audit shows real heat loss at the openings.

Apartments and condos

About 13% of Vaughan households live in apartments of five or more storeys. Those households are not eligible for Home Renovation Savings. Owners in condo buildings should ask their board what the building plans for window replacement, since that is a common-element decision.

What the audit actually tells you

The first assessment includes a blower door test and a report on where the house leaks. In a newer Vaughan home the report may show that windows are not the weak point, with attic hatches, rim joists and wall penetrations leaking more. Take the report seriously: a program that pays $100 per opening is a nudge, not a reason to replace sound windows. If the audit finds little to fix, you will have spent $600 up front and received it back only if you complete the program.

How to claim in Vaughan

  1. Confirm you own the home, it has been occupied for six months and it is one of the eligible house types.
  2. Book the first home energy assessment with a registered energy advisor before any work starts.
  3. Choose at least one more upgrade to pair with the windows, and get quotes that count rough openings the way the program does.
  4. Read the manufacturer label before you assume the windows need replacing.
  5. Have a professional install complete windows or doors with frames, keep the ENERGY STAR labels on until the follow-up assessment, and book it.

Common questions

Does Vaughan have many older houses?

Fewer than any other Ontario city in our data: 8% of households live in homes built before 1981.

Are my 1990s windows eligible for replacement?

Only if they are not ENERGY STAR certified. The program requires replacing non-certified models.

Can condo owners apply?

No.

What is the cap?

$10,000 for electric, oil, propane or wood, $5,000 for Enbridge gas.
