What the Home Renovation Savings program pays for windows and doors in Markham
We re-read the program's page and its eligibility requirements on October 3, 2026. Windows and doors are paid only inside the assessment stream, so every amount here comes with an assessment and at least two upgrades.
Windows and doors
One payment per opening in an outside wall, not per unit. A bay window with three panes in one opening earns $100.
Smallest qualifying job
Three window openings, or one door, sliding door or skylight opening, count as one qualified measure. Two windows alone earn nothing.
Home energy assessment
$600 comes back when the program is completed. Covers the cost of the first and the follow-up assessment once the program is completed.
Three or more upgrades
Windows count as one upgrade. Insulation, air sealing and a heat pump water heater are the others in this stream.
Program cap
$10,000 for homes heated by electricity, oil, propane or wood, and $5,000 for homes heated by Enbridge gas.

The program is run by Enbridge Gas and Save on Energy. Post-audits must be scheduled by November 30, 2026 and completed by December 31, 2026, or within 180 days of your first assessment, whichever comes first.
The new-build question
Markham's housing is young. The 2021 Census counts 12,100 owner-occupied detached houses built before 1981, and about 21% of households live in homes built since 2011. A new build must have six months of occupancy before it can join the program, and a house built recently probably already has ENERGY STAR windows, which cannot be replaced for a rebate because the program requires replacing models that are not certified.
Which Markham homes are the targets
That leaves the 1970s and earlier houses, plus some 1980s and 1990s homes whose original windows are aging. 77% of households live in a house type the program accepts, and 3.0% report a home needing major repairs, one of the lowest rates in our group. Check the sealed-unit dates stamped on the window spacer or the manufacturer label before you decide whether replacement is worthwhile.
Apartments and townhouses
About 16% of households live in buildings of five or more storeys, and Markham has 16,100 row households and 7,095 semi-detached households. Row houses and townhomes qualify, but stacked townhomes, where one unit sits above another, do not. If your townhouse complex is stacked, the program does not apply.
Prior rebates and double-dipping
If you replaced windows in the past and received a rebate from the older Home Efficiency Rebate or Home Efficiency Rebate Plus programs, you cannot claim again for those windows. You may still claim for other upgrades, and a later round of participation requires a new pair of assessments with no second $600 reimbursement.
Who the cap is for
A Markham household heated by Enbridge gas can collect at most $5,000 across all assessment-stream rebates, while homes heated by electricity, oil, propane or wood can collect up to $10,000. Windows at $100 per opening rarely push anyone near either cap. The cap matters more if you bundle large insulation jobs, so check it when you total the rebates.
How to claim in Markham
- Confirm you own the home, it has been occupied for six months and it is one of the eligible house types.
- Book the first home energy assessment with a registered energy advisor before any work starts.
- Choose at least one more upgrade to pair with the windows, and get quotes that count rough openings the way the program does.
- Check the manufacturer label on your existing windows before replacing them.
- Have a professional install complete windows or doors with frames, keep the ENERGY STAR labels on until the follow-up assessment, and book it.
Common questions
Do new Markham homes qualify?
Only after six months of occupancy, and windows that are already ENERGY STAR certified cannot be replaced for the rebate.
Do stacked townhomes qualify?
No.
Can I get a rebate for windows replaced years ago?
No. Work done before the first assessment is not eligible.
What is the deadline?
Post-audits must be scheduled by November 30, 2026.
