Up to $8,500 for a whole-home heat pump

Home Rebates on Cape Cod

Barnstable County has about 166,000 homes, but only about 106,000 are occupied year-round. That gap, and the share of homes still on oil, decide which rebates apply on the Cape.

Homes that are not lived in all year

The 2020-2024 American Community Survey counts 166,215 housing units in Barnstable County and 105,777 occupied households, so roughly a third of homes are not occupied year-round. Mass Save's rules for seasonal and vacation properties are not on the program pages we read, so we cannot say how a second home is treated. If that is your situation, ask Mass Save before you plan around a rebate.

Mostly owners, mostly houses

About 81% of Cape households own and about 82% live in detached houses. Few homes are in two- to four-unit buildings (about 6%), so the landlord-focused rules matter less here than in an inner-city triple-decker. The usual claimant is a homeowner replacing a system.

Gas, oil and propane

The ACS estimates about 61% of occupied Cape homes use utility gas, 19% fuel oil, 13% electricity and about 5% bottled gas. The heat pump rebate is written around what you replace. Oil, propane and electric resistance qualify through the electric sponsor, and gas homes through the gas sponsor. Oil is where the switch tends to save most, because the rebate is paid for replacing it and a heat pump cuts the fuel you buy.

Housing age

About 56% of Cape homes were built before 1980, a lower share than in inner Boston-area cities like Lynn or Salem, and about 13% were built since 2000. The free assessment will tell you whether air sealing or insulation should come before a heat pump is sized.

Check your sponsor

Mass Save's electric sponsors include Eversource, National Grid, Unitil and Cape Light Compact. Municipal light plant towns are separate. Which one applies depends on your address, so confirm it first and then ask the installer to fit the paperwork to that sponsor.

Refrigerant rule

Since January 1, 2026 Mass Save has removed heat pumps with a high-warming refrigerant, including R-410A, from its qualified list. If a contractor quotes one, you will not get the rebate. Ask which refrigerant is in the unit before you sign.

How to claim on Cape Cod

  1. If you are not sure where to start, book Mass Save's no-cost virtual consultation with a Decarbonization Specialist or try its Heating Comparison Calculator.
  2. Confirm your electric and gas sponsors with Mass Save.
  3. Book the free home energy assessment.
  4. Ask whether your property type, year-round or seasonal, changes eligibility.
  5. Get quotes from a Mass Save heat pump installer and ask which refrigerant the unit uses.
  6. Keep invoices and model numbers for the rebate paperwork.
